What is Asbestos Testing?

Asbestos testing involves the collection of bulk samples from suspect materials within a building, followed by analysis at a UKAS-accredited laboratory using polarised light microscopy (PLM) or phase contrast microscopy (PCM). The results confirm whether asbestos fibres are present in the sampled material and, if so, the type of asbestos identified.

Testing can be arranged as a standalone service — for a specific material where there is uncertainty — or as part of a broader asbestos survey.

When is Asbestos Testing Required?

  • Before any building work on a specific material suspected to contain asbestos
  • Where a management survey has identified suspect materials requiring confirmation
  • For Artex or textured coatings before sanding, scraping, or removal
  • For floor tiles, adhesives, or bitumen products before lifting
  • For pipe lagging, boiler insulation, or ceiling tiles before disturbance
  • Where a previous survey result is inconclusive or disputed

Note on Artex: Artex and textured coatings applied before 1985 are among the most frequently tested materials in residential properties. Chrysotile (white) asbestos fibres were commonly added as a reinforcement material. A simple bulk sample and laboratory test provides definitive confirmation before any decorating or renovation work begins.

The Testing Process

A qualified surveyor attends site and collects a small bulk sample from the suspect material using appropriate PPE and containment procedures. The sample is sealed and sent to a UKAS-accredited laboratory for analysis. A formal written report is issued confirming the presence or absence of asbestos fibres, the fibre type where identified, and the approximate proportion present.

What Happens if Asbestos is Confirmed?

If asbestos is confirmed in a material that is planned to be disturbed during works, removal by an HSE-licensed contractor will be required before works commence. If the material is in good condition and is not being disturbed, it may be left in place and managed under a written management plan.
